Located on US 27 it offers easy access to Interstate 4 (less than 5 minutes) to reach those all important theme parks and shopping malls.The busy US192 is also only a 5 minute drive in the opposite direction.It is a quiet development with properties occupying larger than average plots, this plus our villa being built on an incline offers our guests even more privacy.

Vacation Rental Amenities Activities and Attractions

Our villa is a new property and is beautifully furnished to an
exceptionally high standard in a modern contemporary style and is fully air conditioned throughout. There are 4 bedrooms and 3 bathrooms and a fully screened private South facing swimming pool.

LIVING ROOMS

The entrance foyer leads into the first of two living rooms. This rooms comes with two sofas, one of which is a queen sleeper to accommodate extra guests. This room is spacious and has double patio doors that lead to the large covered patio/lanai and pool. It is equipped with TV & PS2. The second living room (the family room) is larger and comes with a large corner suite. It is equipped with a large (36")TV/DVD/VCR with cable channels and games for the family. This room also has French patio doors that lead out to the pool area.

DINING AREAS

The formal dining room leads off from the first living room, and has a large table with 6 chairs. The Nook is a smaller dining area with a 4 seater table next to the kitchen, and overlooks the pool area. There are bar stools at the breakfast bar too, to give you more choice of where you dine!

KITCHEN

The kitchen comes fully equipped with modern appliances, a full sized cooker and hob, built in microwave oven, dishwasher and a large side by side fridge/freezer with ice making facilities. Smaller appliances will include a kettle, toaster, blender, coffee maker and hand mixer. Crockery, cutlery, cooking utensils and a host of other kitchen gadgets are supplied to ensure that there is everything you need for your cooking and dining requirements. The telephone is located in this room.

MASTER BEDROOMS

There are two master bedrooms with en-suite. The first master bedroom has a beautiful king sized bed, remote controlled television/DVD, alarm clock radio and a ceiling fan. This room has patio doors that lead you directly out onto the lanai and pool area. There is a large walk in wardrobe providing you with all the space you need. The en-suite has a large walk in shower, a roman bath and twin vanity basins. All bed linen and towels are provided.

The second master bedroom has a queen bed, remote controlled television, alarm clock radio and a large walk in wardrobe. The en-suite has a shower and vanity basin, and has immediate access to the pool area. Hairdryers will be supplied in all bathrooms.

TWIN BEDROOMS

Bedroom three is a twin bedded room and has a TV/DVD with cable channels. Bedroom 4 has a bunk bed as well as a single bed so it will sleep three and it also has a disney theme for younger guests, this room is equipped with a Disney TV/DVD. The bedrooms are divided by a third bathroom with a vanity unit, hairdryer and bath with overhead shower.

THE GAMES ROOM

We have installed a 'games room' within the garage,this boasts an 8' slate bed billiard table,7' air hockey table as well as a very sturdy Foosball table which should keep everyone entertained during the evening.

THE POOL

Relax after an exhausting day at the parks in your very own private pool. It is fully screened to keep out insects and reduce those strong UV rays. We have a South facing pool, measuring 26‘x13‘, together with a larger than normal decking area surrounding it. For your children’s safety, there are pool alarms on the patio doors which join onto the lanai to alert you if your child tries to access the pool area. Pool heating is available at an extra cost, and recommended for the winter months. Luxury padded Patio furniture is included, with recliners, chairs and a table, for all your al-fresco dining! There is also a ceiling fan outdoors under the 325sq ft of Lanai which will help to keep you cool on those extra hot days.


MANAGEMENT COMPANY

You will have full access to our Management Company from the moment you arrive. Any problems, just call and they will endeavour to help you out all they can.

SAFETY

Our villa has a monitored alarm system fitted for your peace of mind. On the doors accessing the pool there is a safety alarm which sounds if the door is opened, and interior walls are rounded off to protect little one's heads when they take a tumble.


Tuscan Ridge has its own Tennis courts and play area. There are numerous hypermarkets located on the US27, the nearest is a Publix 5 minutes away with a 24hr Walmart only 7 minutes away for all of your important grocery shopping.

Less than 15 minutes drive away are the Walt Disney World theme parks. Universal Studios, SeaWorld, Busch Gardens and a host of water parks are only a short drive away.

If you fancy a game of golf, why not try the Greg Norman designed “Championsgate Golf Club” only 5 minutes away, or even closer is Highlands Reserve Golf Club, only two minutes away on the US 27. You will be spoilt for choice with the dozens of courses available in the area.
